At 1 Lathom Avenue, we aim to provide a comfortable indoor environment in every season. The house is equipped with central heating, hot water, a wood-burning stove and portable air conditioning, helping guests stay comfortable whether visiting during the cooler months or on warmer summer days.

Central Heating and Hot Water

The house is heated by a modern, high-capacity gas combi boiler which provides both central heating and hot water.

Radiators throughout the property allow rooms to warm quickly and maintain a comfortable temperature during colder weather. Hot water is available on demand, ensuring guests have access to showers, baths and kitchen facilities whenever required.

To balance guest comfort with energy efficiency and environmental considerations, the maximum house temperature is normally set at 22°C. Temperatures above this level are not usually required for comfort and may be adjusted back to the standard setting unless alternative arrangements have been agreed in advance.

Wood-Burning Stove

The living room features a 3.5 kW wood-burning stove, providing additional warmth and a cosy atmosphere during autumn and winter stays.

Many guests enjoy lighting the stove after returning from coastal walks, wildlife watching or day trips around Morecambe Bay and the surrounding countryside.

A complimentary supply of logs and kindling is provided for guest use, allowing visitors to enjoy the stove during their stay without needing to source fuel locally.

Portable Air Conditioning

Although coastal Lancashire generally experiences moderate summer temperatures, occasional warm weather can make additional cooling desirable.

For this reason, the property has a portable air conditioning unit available for guest use.

The unit can be configured in either:

• The second-floor bedroom

• The dining room

Both locations allow the air conditioner to be connected correctly to external ventilation points, ensuring efficient and effective cooling.

Important Information About the Air Conditioning Unit

The air conditioning unit is extremely heavy and contains delicate components. To protect both guests and equipment, the unit may only be moved, installed or relocated by the host.

If you would like the air conditioning unit positioned in a particular room, please let us know before arrival or during your stay. We will be happy to arrange installation, subject to availability.

Proper vent connection is essential for effective operation and energy efficiency, and host installation ensures the unit performs as intended.
